JOINT. Adoption of Gallatin County “Part 1” Zoning Administrative Regulation. The purpose of this hearing is for the Planning and Zoning Commission to make a recommendation to the Gallatin County Commission on the adoption of the Gallatin County “Part 1” Zoning Administrative Regulations, which will be implemented through subsequent text amendments to the zoning regulations for all 15 “Part 1” zoning districts in Gallatin County.

NOTICE IS HEREBY GIVEN of a public hearing to be held before the Gallatin County Planning Board at their regular meeting on Tuesday, May 14, 2019, at 6:00 p.m., and before the Gallatin County Commission at their regular meeting on Tuesday, May 21, 2019, at 9:00 a.m. Both hearings will be held in the Community Room of the Gallatin County Courthouse, 311 West Main, Bozeman, Montana.

The purpose of the public hearing is to consider an application submitted by Final Piece, LLC and Camino Liebre, LLC for a Zone Map Amendment (ZMA) request to change the zoning classification on approximately 15.72 acres of land from Rural Residential and Agricultural to Mixed Use within the Four Corners Zoning District.

The Subject Area to be rezoned is approximately 15.72 acres described as Tract 3 of Dependent Survey 8A, and a portion of Tract 2 of Dependent Survey 8A described in metes and bounds: Commencing at the southwest corner of Said Tract 2, and Point of Beginning; Thence N00*54’10”E along the west line of said Tract 2 a distance of 243.78 feet; Thence S88*15’56”E a distance of 618.03 feet; Thence along the east line of said Tract 2, S07*17’28”W a distance of 124.21 feet; Thence continuing along said east line, S09*02’34”W a distance of 114.08 feet; Thence along the south line of said Tract 2, N88*56’44”W a distance of 587.99 feet to the said southwest corner and True Point of Beginning. The Subject Area is located in the North One-Half (E1/2) of Section Twelve (S12) and the South One-Half (S1/2) of Section One (S1), Township Two South (T02S), Range Four East (R04E) P.M.M., Gallatin County, Montana.

The proposed ZMA is available for public inspection at the Gallatin County Planning Department, 311 West Main Street Room 108, Bozeman; the Office of the Gallatin County Clerk & Recorder, 311 West Main Street Room 203, Bozeman. NOTICE IS HEREBY GIVEN of a public hearing to be held before the Gallatin Canyon/ Big Sky Zoning Advisory Committee on June 3, 2019, at 9:30 a.m., in the Big Sky Water and Sewer District office, 561 Little Coyote Rd, Big Sky, MT, the Gallatin Canyon /Big Sky Planning and Zoning Commission, June 20, 2019, at 9:00 a.m., and Gallatin County Commission on July 2, 2019, at 9:00 a.m. in the Community Room of the Gallatin County Courthouse, 311 West Main St., Bozeman, MT.

The purpose of the hearing is to consider a Zone Map Amendment to the Gallatin Canyon/ Big Sky Zoning Regulation submitted by Lone Mountain Land Company on behalf of landowner CH SP Acquisition, LLC for a tract of land legally described in Deed Book 40, Page 422, less Plat J-487-A, J-568, and J-581, Section 33, Township Six South (T06S), Range Three East (R03E), Big Sky, MT (Future Spanish Peaks Resort Subdivision Phase 6B). The current Zone Map identifies this area as Residential Cluster Single Family 20 (RC-SF-20). The applicant is requesting the area be designated as Resort (R).
