The purpose of the public hearings are to consider a preliminary plat approval request from Bridger Engineers, Inc., on behalf of Eco-Camp, LLC for the Eco-Camp Condominium Subdivision for 18 residential condominium units and an equipment barn. No variances from the design standards of the Gallatin County Subdivision Regulations (Subdivision Regulations) have been requested, but a watercourse mitigation plan for the W. Gallatin River is proposed. The Subject Property is 27.1-acres and is described as being Parcel B-2 of Certificate of Survey (COS) 1609A located in the Northwest One-Quarter (NW1/4) of Section 35, Township Two South (T02S), Range Four East (R04E), P.M.M., Gallatin County, Montana. In general, the property is located north of Axtell Anceny Road approximately 800 feet west of Highway 191, and addressed as 291 Axtell Anceny Road, Bozeman, Montana. The Planning Board meeting is scheduled for July 24, 2018 at 6pm and the County Commission meeting is scheduled for August 14, 2018 at 9am. The Gallatin County Floodplain Administrator will consider a request for a floodplain development permit by Confluence Consulting, on behalf of Tench Coxe to conduct work within the regulatory floodplain of Thompson Creek on land owned by Americus LLC, Jim & Vickie McMilin, Flushing Wild LLC, Jones Family Partnership LP, Sue & Carol Van Delinder, Jennifer Connor & Janet Savko, Rest Home LLC, and Rick Rosenthal & Nancy Stephens. The proposed project is generally described as a stream restoration project along approximately 26,000 lineal feet of Thompson Spring Creek. In summary the project includes channel narrowing and habitat features, replacement of two culvert crossings, floodplain expansion/wetland creation, excavation of an in-channel sediment basin, relocation of a drain ditch, restoration of a small spring tributary, creation of a waterfowl pond, creation of a semi-permanent flooded palustrine emergent wetland, hardened crossings, and restoration of 6.449 acres of palustrine emergent wetland.A copy of the application is available for public review at the Gallatin County Planning Dept., Rm. 108, 311 W. Main, Bozeman, MT. Written comments will be accepted until 5:00 p.m., July 23, 2018. The purpose of the public hearing is to consider an application submitted by Fred Boylan for a Zone Map Amendment (ZMA) request to change the zoning classification on approximately 28 acres of land from Rural Residential and Agricultural (RR/A) to Mixed Use (MU) within the Four Corners Zoning District. The Subject Area is located in the East ½ of the Southwest ¼ of Section 36, Township 1 South (T01S), Range 4 East (R04E), P.M.M., Gallatin County, Montana, being further described as follows: Beginning at a point that lies on the East-West center of section line of Section 36, from which, the West quarter corner of Section 36 lies S 89˚50’57” W, a distance of 1325.42 feet thence S 00˚06’56” E along the West boundary of the East ½ of the Southwest ¼ of Section 36, a distance of 1665.05 feet to the Northwest corner of Tract 1 of COS 2810; thence S 89˚57’13” E along the North boundary of Tract 1 of COS 2810, a distance of 731.62 feet to a point; thence N 00˚06’56” W, a distance of 1667.56 to a point on the East-West center of section line; thence along the East-West center of section line S 89˚50’57” W, a distance of 731.62 feet to the point of beginning; containing 27.987 acres, more or less. The Planning Board meeting will be held Tuesday, July 10, 2018 at 6pm in the Courthouse Community Room and the Gallatin County Commission Resolution of Intention meeting will be held Tuesday, July 17, 2018 at 9am in the Courthouse Community Room.
