The purpose of the public hearing is to consider the request by APK, LLC, requesting approval of a Conditional Use Permit (CUP) for a Large Scale Retail Establishment pursuant to Section 5.3 Mixed Use Zoning of the Four Corners Zoning Regulation (Zoning Regulation). The Subject Property is located in the Manufacturing and Industrial (M-I) Sub-district of the Four Corners Zoning District. Specifically, the Applicant is requesting a CUP as required in: Retail, Large Scale. Businesses engaged in selling or renting goods or merchandise to the general public, and rendering services incidental to the sale of such goods, where the total area utilized by a single tenant, including area used for the display of goods for sale (including outdoor display) occupies 40,000 square feet or more.
Z2019-010 The purpose of the hearings is to consider a Resolution to Amend the Hyalite Zoning Regulations. The amendments include the addition of Home Occupation uses, conditional uses, associated definitions and any subsequent change to ensure compatibility with all sub districts.
A joint public hearing to be held before the Hyalite Planning and Zoning Commission and the Gallatin County Commission on February 14, 2019, at 9:00 a.m. The hearing will be held in the Community Room of the Gallatin County Courthouse, 311 West Main, Bozeman, MT 59715.

The purpose of the public hearing is to consider the requests by John and Janet Barkow for two (2) items per the Hyalite Zoning Regulations, Gallatin County, Montana.
1. Request for an accessory storage building greater than 1,200 square feet.
2. Request for the allowance of “more than” three (3) accessory buildings on the property

The Subject Property is located in the Residential (RR-5) (Rural Residential) District of the Hyalite Zoning Area.
The Planning Department in collaboration with the Compliance Office and County Attorney’s Office have developed draft Administrative Regulations for the County’s 15 “Part 1” Zoning Districts. Currently the variability in review processes, criteria, authority, and other administrative provisions within Gallatin County’s 15 “Part 1” zoning districts causes confusion for the public and increases the likelihood of procedural problems. The Administrative Regulations are intended to address such concerns by adoption of a single administrative regulation for the County’s 15 “Part 1” zoning districts. The Planning Department is accepting comments on the draft through January 15, 2019.

NOTICE IS HEREBY given that a public hearing will be held before the Gallatin County Commission on January 29, 2019, at 9:00 a.m. in the Community Room of the Gallatin County Courthouse, 311 West Main, Bozeman, MT.

The purpose of the public hearing is to consider the following amendments to the Gallatin County Subdivision Regulations: adoption of 2017 legislative changes to the Montana Subdivision and Platting Act (Title 76, chapter 3, MCA) regarding subdivision phasing (HB 445) and subdivision final plat review (HB 245); addition of new procedures and criteria for changes to approved preliminary plats; and, administrative, procedural, and organizational updates. The amendments are included in Sections 1, 2, 3, 4, 5, 6, 8, 9, 13, 14, and Appendix A of the Gallatin County Subdivision Regulations.

The proposed amendments to the Gallatin County Subdivision Regulations are available for review at the Gallatin County Planning Department, Room 108, Gallatin County Courthouse, 311 W. Main, Bozeman. NOTICE IS HEREBY GIVEN of a public hearing to be held before the Gallatin County Planning Board at their regular meeting on Tuesday, March 26, 2019, at 6:00 p.m., and before the Gallatin County Commission at their regular meeting on Tuesday, April 9, 2019, at 9:00 a.m. Both hearings will be held in the Community Room of the Gallatin County Courthouse, 311 West Main, Bozeman, Montana. The purpose of the hearings is to hear the request by Sarah Johnson of Hyalite Engineering on behalf of landowners Aaron and Sunny Odegard, for a Zone Map Amendment (ZMA) to change the zoning classification on approximately 9.96 acres of land from Agricultural Suburban (A-S) to Residential Suburban (R-S) within the Gallatin County/Bozeman Area Zoning District. The Subject Property to be rezoned is described as being a Tract located in the North Half (N1/2) Northeast One-Quarter (NE ¼) of Section Twenty (20), Township Two South (T02S), Range Five East (R05E) P.M.M., Gallatin County, Montana; generally located at 6275 Gooch Hill Road, Bozeman.
The Bridger Canyon Planning and Zoning Commission and the Gallatin County Commission will hold a joint public hearing on February 14, 2019 at 9:00 a.m., in the Community Room of the Gallatin County Courthouse, 311 W. Main St., Bozeman, MT to consider text amendments to Section 14 (Non-Conforming Rights) of the Bridger Canyon Zoning Regulation to change the requirements for non-conforming lots. Staff is suggesting striking Section 14.2 of the Zoning Regulation so that non-conforming lots within the Bridger Canyon Zoning District are treated substantially similar to how they are treated in other zoning districts in Gallatin County. These amendments were previously recommended for approval by the Bridger Canyon Planning and Zoning Commission as part of the passage of resolution P&Z 2018-010 on December 13, 2018, but on January 8, 2019 these amendments were remanded back to the Planning and Zoning Commission by the County Commission.
