The purpose of the hearings is to consider a Resolution of Intent to Amend the Gallatin County/Bozeman Area Zoning Regulations at the request of Allied Engineering Services, Inc. on behalf of Gooch Hill West, LLC – Karl Cook. Specifically, the proposed amendments modify the Lot Coverage, to allow up to 60 percent (60%) Lot Coverage, in the Residential Existing Medium Density (RX-MD) and Residential Existing High Density (RX-HD) Sub-Districts of the Gallatin County/Bozeman Area Zoning District. The purpose of the public hearing is to consider an application submitted by Mark and Heidi Fasting for a Zone Map Amendment (ZMA) request to change the zoning classification on approximately 4.94 acres of land from Agricultural Suburban (A-S) to Residential Existing Medium Density (RX-MD) within the Gallatin County/Bozeman Area Zoning District. The Subject Property to be rezoned is described as Tract 2 of Dependent Survey No. 17A being located in the Northeast One-Quarter (NE1/4) of Section Seventeen (17), Township Two South (T02S), Range Five East (R05E) P.M.M., Gallatin County, Montana; generally located at 126 Bow Perch Lane, Bozeman. The Planning Board meeting will be held Tuesday, April 24, 2018 at 6pm in the Courthouse Community Room and the Gallatin County Commission Resolution of Intention meeting will be held Tuesday, May 1, 2018 at 9am in the Courthouse Community Room. The purpose of the hearings is to consider a Resolution of Intent to Amend the Gallatin County/Bozeman Area Zoning Regulations. Specifically, the proposed amendments are to revert back to the pre-2014 amendments for the definition of Lot Coverage, percent Lot Coverage allowed in the Residential Existing Medium Density (RX-MD), Residential Existing High Density (RX-HD), and Residential Office (R-O) Sub-Districts of the Gallatin County/Bozeman Area Zoning District (Zoning District), and to remove the language on Lot Coverage not being required in the Neighborhood Service (N-S), Manufacturing and Industrial (M-I), and Public Lands and Institutions (PLI) Sub-Districts to be consistent with existing Zoning Regulations. The Planning Board meeting is scheduled for May 22, 2018 at 6pm and the County Commission meeting is scheduled for May 29, 2018 at 9am. Both meetings will be held in the Courthouse Community Room.
